ROUTINE HOME MAINTENANCE
By no means is this a complete list, just observations over the years to prevent as best as possible future avoidable costly repairs. However, things happen, things break, wear out and go wrong. So sometimes maintenance or not, repairs and/or replacements are necessary. Here is just a short list of yearly items that are good to be aware of.
• Clean out sewer to street yearly if you have trees near the line. At the very least every 2-3 years
• Clean the gutters twice a year spring & fall
• Landscape around foundation so water drains away from house
• Tune up furnace & A/C yearly
• Paint and glaze windows as necessary
• Keep any wood painted
• Inspect and caulk as needed around windows and doors
• Drain water heater once a year using the faucet or valve with a hose at the bottom
• Winterize outside faucets in fall
• Inspect roof for excessive wear & age
• Inspect chimney & foundation for missing mortar & repair/tuckpoint as needed
• Have heating ducts cleaned as needed
• After buying a new home have all locks changed
• Keep vegetation in control around your home
• Inspect attic periodically for leaks and insulation settling
• Have wood burning fireplaces & chimneys inspected and cleaned yearly with a professional chimney sweep
• Clean coils behind refrigerator
• Check Smoke Detectors & Carbon Monoxide Detectors for effectiveness & change batteries if needed twice a year
• Maintain grout around tubs & sinks
• Check dryer vent exhaust for lint build up & blockage
• Change furnace filter monthly or seasonally as recommended by manufacturer
• Flush floor drain in basement twice a year
• Make sure sump pump is working
• Check fire extinguishers for pressure and replace if needed
